IMMOPROOF.CA is an independent company whose mission is to inform buyers, owners, and real estate brokers of the risk of contamination on residential properties in Quebec. Created in 2018 by its passionate founders, Marie-Claude Génie and her spouse, Stéphane Lavoie, IMMOPROOF.CA is the first of its kind to meet the public’s desperate need to obtain concrete information about the potential contamination risks on a residential property and whether a property is located near a reported contaminated site.
IMMOPROOF.CAMC offers two services with completely impartial content and recommendations.
1. The report
Fast and affordable, the ImmoProof report informs buyers, owners, and real estate brokers of the possibilities of contamination on a residential property. Using a search tool that gathers information from numerous registries, the report helps determine whether the land on which a home sits may pose risks to its occupants’ health, the environment, or even its property value.
IMMOPROOF is the only turnkey report on the possible presence of contaminants on a residential property. By having Phase 1 and Phase 2 environmental assessments done after obtaining an IMMOPROOF report, buyers can protect their investment by ensuring that the land they’re planning to purchase is uncontaminated, just as they would by getting a home inspection.
Our three-hour training is geared toward real estate brokers and agency executive officers everywhere in Quebec. It focuses on their specific role during real estate transactions involving contaminated properties, the issues surrounding contaminated residential soils, and information on the various registries available to the public. The training is accredited by Quebec’s real estate and mortgage brokerage authority, the Organisme d’autoréglementation du courtage immobilier du Québec (OACIQ).
